What is the (MLS) Variable Rate…
1) – Our Normal Transaction
(1.5% / 3%) Start of Listing = 4.5% total. (Excitement stays HIGH “3%”, for the Buyer agents). If some other Brokerage brings in the accepted buyer (before we do), then…
This deal closes at 4.5% total.
2) – Or – if we also represent the Buyer
(1.5% / 1.5%) Listing rate is adjusted = 3% total. This Variable Rate is activated as soon as we also represent the Buyer.
This deal closes at 3% total.
The chances of this (3%) happening are “better” if we are allowed to host Open-House Events at the home. Also calls coming in from Zillow – will go directly to us.
This Variable Rate is written into the Listing Agreement. So – the average $2.5M Luxury Home can SAVE $75,000 in closing fees! 🙂 = “Smart Listing”
